Position Overview Assists Property Manager and Service Manager with all functional tasks related to the apartment community including day-to-day operational functions, financial management, leasing and marketing efforts and resident satisfaction in order to increase profitability. Essential duties and responsibilities include but are not limited to managing the profitability of the asset or site, asset preservation and risk management, problem resolution and the management of on-site employees. Job Responsibilities will include, but are not limited to: Maintains revenues and expenses within or better than budget parameters; monitors expected rent growth, gross rent potential and expected turnover and makes required adjustments to ensure profitability. Ensures that the property attains established goals relative to physical and economic occupancy percentages and net base rent growth as dictated by the budget. Reviews and monitors the cash flow under the guidance of the Property Manager and assists in making management decisions relating to the achievement of property goals. Helps to ensure that action plans are designed and carried out. Manages accounts receivable collections process before turning a file over to a collections agent. Ensures that proper documentation is submitted to the collections agent. Assists in managing the lease renewal process to ensure that renewals are being distributed to current residents 120 days prior (or 5 months in advance for student properties) to lease expiration dates and that follow up with residents is being completed and renewal goals met. Participates in the review of the annual Resident Satisfaction Survey results with all staff members to identify areas of success and opportunities to improve the resident living experience. Assists in ensuring that each building is inspected at least once per week. Records inspection results and provides feedback and direction to employees of findings and corrective action needed. Assists with the eviction of residents in compliance with court orders and direction from Property Manager. Completes an incident report form and takes photos in the event that someone is injured on the property, an emergency arises, or authorities are involved. Immediately informs the Property Manager of incidents and files the report in the resident file. Addresses and resolves resident complaints and lease issues when appropriate or escalates issues to the Property Manager. Understands and complies with CRC policies and procedures and uses appropriate judgment to give reasonable concessions or accommodations as outlined by the Property Manager. May lead teams in inclement weather such as snow events. Oversees efforts involved with snow removal including supporting the service team, ensuring safe work practices and welfare of maintenance staff members and provides support to residents. Qualifications High School Degree or GED and two to three years related experience and/or training; or equivalent combination of education or experience. NALP designation preferred. Knowledge of federal, state, and local laws and regulations concerning multi-family housing, Fair Housing, and employee safety required. Ability to read, analyze and interpret general business periodicals, financial reports, policy and procedure manuals and professional journals. Ability to write reports and business correspondence. Proficient in the use of current word processing and spreadsheet applications. Ability to use database applications, including web-based applications. The employee must be capable of lifting or moving 10lbs. with some regularity and may be required to move up to 25 lbs. occasionally. Occasional overnight travel may be required.
